Assisted Living

Combining of housing, personalized supportive services and health care designed to meet the individual needs of persons who need help with the activities of daily living, but do not need the skilled medical care provided in a nursing home.


Any property that has automobile maintenance or repair associated with it. No underground storage tanks permitted. Car washes do not fit under this property type, and fall under their own category.

Bar / Restaurant

A business establishment where meals and alcohol are purchased.

Car Wash

A place fitted with equipment for automatically washing cars.


A building for public worship. May be traditional or non-traditional structure.

Convenience Store

A small retail store that is open long hours and that typically sells staple groceries, and snacks. Convenience stores with gas on premises would fall under gas stations.

Day Care

A place of supervision and recreation for children of preschool age, the disabled, or the elderly.

Funeral Home

A place where the dead are prepared for burial or cremation.

Hospitality (Hotels/Motels/Bed & Breakfast)

An establishment that provides lodging and usually meals and other services for travelers and other paying guests.

Light Industrial

A facility where no heavy manufacturing or specialized industrial process takes place. Absent from these properties is any type of heavy machinery, welding operations, cranes or hazardous materials.


Mixed-use properties must contain at least one commercial unit (retail, office, etc.) and at least one residential unit. Common types of mixed-use properties include a ground floor retail or office unit with apartment(s) above, all within the same building. The primary use at the property must be for residential purposes in order for it to be considered mixed-use.


Residential properties containing five or more dwelling units (7+ units in New Jersey) with common area facilities such as entrances, lobby, elevators, stairs, mechanical space, walks or grounds.

Mobile Home Parks

Mobile Home Parks are residential investment properties located on large land parcels where renters live in separate trailers/mobile homes. The trailers/mobile homes have no value, the property value is determined by the pad rental income normally ranging between $325-450 per month. Mobile Home Parks are very low maintenance with very high income.


Office buildings are buildings designed for general commercial occupancy and are normally subdivided into smaller units. Office use implies a general business use that does not include retail, manufacturing or warehouse type operations.

Retail (Strip Centers)

Retail buildings are designed for retail sales and display and usually have display or decorative fronts. This retail classification encompasses a wide variety of uses including, but not limited to: strip centers, markets, drugstores, department stores, big box retailers, etc.


Self Storage, Mini-Storge or Mini-warehouses are warehouses subdivided into a mixture of cubicles of generally small size, designed primarily to be rented for small self-storage or noncommercial storage and may include some office-living space.
